Five Corners help for water, ice storm, fire and mold damage

Wedged between Interstate 205 and State Route 503 north of Vancouver, this Clark County community sits on flat, dry ground where winter ice and wind do more harm than rivers.

Five Corners covers about 5.9 square miles of land in southern Clark County, with Orchards to the east, Walnut Grove to the southwest and Brush Prairie to the north. It first appeared as a census-designated place in 1990, and its population has roughly tripled since then to nearly 21,000 people in about 7,200 homes.

Fire & Water Energy only makes referrals; no trucks or dehumidifiers of ours will show up at a Clark County door. Phone (866) 937-3230 and we'll try to reach an independent restoration contractor who covers the Five Corners and Vancouver area. Availability rests with those independent businesses and can change week to week. Curious about the arrangement? The how it works page and our referral disclosure spell it out.

Gorge winds, silver thaw and Clark County storm history

Cold air pouring west through the Columbia River Gorge often brings freezing rain and a coating of glaze ice that locals call a silver thaw. At other times warm, wet southwest flow known as the Pineapple Express moves in. The county has a long windstorm record, from the Columbus Day storm of 1962 to the Guadalupe Day storm of December 1995, when gusts reached 95 mph at Washougal. In January 2008 a small tornado damaged buildings in nearby Hazel Dell.

Clark County was included in six FEMA major disaster declarations since 2000: storms and flooding in 2006 (DR-1671), a winter storm with landslides in 2007 (DR-1682), record and near-record snow in 2009 (DR-1825), a 2016 winter storm with straight-line winds (DR-4253), winter storms in 2024 (DR-4775) and storms with flooding in 2026 (DR-4906). These are county-level designations.

Why pipes, roofs and ceilings fail after an ice event

Ice-laden branches snap onto roofs, ice dams push meltwater under shingles, and power outages leave homes without heat long enough for pipes in exterior walls, garages and crawlspaces to freeze. When the thaw arrives, the split pipe starts spraying. Day to day, water heaters, supply hoses and slow drain leaks cause most indoor damage.

Water damage restoration in Five Corners usually means shutting off the supply, extracting standing water, checking hidden cavities with moisture meters and running drying equipment until readings recover. Rebuilding follows. More on burst pipe water damage, water extraction and ceiling water damage repair.

Federal disaster declarations that included Clark County

FEMA records show Clark County was included in 6 major disaster declarations for weather or fire events from 2000 through 2026 (4 severe storm, 2 flood, by FEMA incident type). Declarations are made at the county level, so they do not mean every neighborhood in Five Corners was affected. The most recent:

  • 2026 – Severe Storms, Straight-line Winds, Flooding, Landslides, and Mudslides (DR-4906)
  • 2024 – Severe Winter Storms, Straight-line Winds, Flooding, Landslides, and Mudslides (DR-4775)
  • 2016 – Severe Winter Storm, Straight-line Winds, Flooding, Landslides, Mudslides, and a T (DR-4253)
  • 2009 – Severe Winter Storm and Record and Near Record Snow (DR-1825)
  • 2007 – Severe Winter Storm, Landslides, and Mudslides (DR-1682)
  • 2006 – Severe Storms, Flooding, Landslides, and Mudslides (DR-1671)

Smoke and soot from house fires and distant burns

Clark County holds the memory of the 1902 Yacolt Burn, the largest fire in Washington's recorded history, which swept in from Skamania County. Today most local fire damage starts indoors: a kitchen flare-up, a space heater during an outage or an electrical fault. Smoke travels through vents and leaves residue far from the flames.

A typical contractor will secure the house, separate salvageable belongings, clean soot with surface-specific methods and run air scrubbers for odor. Walk through smoke damage cleanup and fire damage restoration for more.

Flat ground, runoff and storm cleanup

The CDP contains no lakes or rivers of its own, but central Clark County is largely flat floodplain shaped by ancient floods, so heavy rain can pool in low yards and against foundations rather than draining away. Spring thaws can also swell county creeks. Wind events add downed trees and torn roofing to the mix.

Outside water is generally considered contaminated, so soaked carpet, pad and lower drywall are usually removed rather than dried in place. Our storm water damage restoration page explains the steps.

Damp winters and mold growth indoors

Mold can start on wet drywall or carpet in a couple of days, and closed-up winter houses hold moisture in. Address the leak first, then dry thoroughly. The EPA says areas under roughly 10 square feet can often be cleaned by the homeowner, while larger spread, HVAC contamination or growth after sewage backups calls for professionals. See mold remediation.

Before you start cleanup in Five Corners

  1. Call 911 for a fire, injury, gas odor or lines down across your property.
  2. Leave if ceilings sag or ice has damaged the structure.
  3. Turn off water at the main valve; shut power at the breaker only if you can stand somewhere dry.
  4. Photograph damage, note dates and save receipts for emergency purchases.
  5. Ask your insurer or agent what your policy covers before throwing items out, since coverage varies.

Five Corners restoration FAQs

What is a silver thaw and why does it matter for my house?

It is the local name for freezing rain that coats everything in glaze ice, often driven by cold winds out of the Columbia River Gorge. The weight of ice can break limbs onto roofs, and the outages that come with it raise the chance of frozen pipes.

Is Five Corners in a river flood zone?

The CDP is listed as all land with no water area, and the sources we reviewed do not place it along a river. Standing water from heavy rain and storm-damaged roofs are the more typical problems here, but check county flood maps for your specific lot.

Which school district and county services apply here?

Five Corners is unincorporated Clark County, with most of the area in the Evergreen School District and part in Battle Ground. For permits and storm updates, look to Clark County rather than the City of Vancouver.

Can someone help after a windstorm knocks a tree onto my roof?

Call (866) 937-3230 and we'll try to find an independent contractor who handles tree-on-roof and storm water work in this area. After big regional storms demand is high, so we cannot promise timing.
