This unincorporated community in central Bernalillo County sits at about 4,928 feet and is bordered on most sides by Albuquerque. Residents voted down incorporation in 2010, so county government, not a city hall, handles most local services here. Rain is scarce, but monsoon storms and winter freezes still cause plenty of household damage.

River valley weather, monsoon bursts and flood history
The weather station in the South Valley averages about 9.67 inches of precipitation a year and roughly 6.8 inches of snow. Records there run from 105°F in June down to -5°F in February. Across the metro area, the monsoon typically lasts from July into early September, and July and August bring the heaviest rain.
Floods in the 1950s pushed the region to pass the Arroyo Flood Control Act of 1963, and the Army Corps of Engineers then lined many arroyos with concrete through the early 1970s. Bernalillo County has also been included in three FEMA major disaster declarations since 2000: a severe forest fire (DR-1329, 2000) and severe storms and flooding in 2004 (DR-1514) and 2013 (DR-4148).
Common water problems in South Valley homes
Short, intense summer storms can overwhelm gutters and flat or low-slope roofs, letting water into ceilings and walls. Evaporative coolers and AC condensate lines work hard in June and July and can overflow. Winter nights below freezing can split pipes in crawl spaces, garages or older outbuildings, and ditch-side lots may see standing water near foundations.
A contractor offering water damage restoration in the area will usually shut off the source, extract water, measure moisture inside walls and floors, and dry the structure before repairs. Our water extraction and ceiling water damage repair pages explain each part.
Federal disaster declarations that included Bernalillo County
FEMA records show Bernalillo County was included in 3 major disaster declarations for weather or fire events from 2000 through 2026 (2 severe storm, 1 fire, by FEMA incident type). Declarations are made at the county level, so they do not mean every neighborhood in South Valley was affected. The most recent:
- 2013 – Severe Storms and Flooding (DR-4148)
- 2004 – Severe Storms and Flooding (DR-1514)
- 2000 – Severe Forest Fire (DR-1329)
Source: OpenFEMA Disaster Declarations Summaries, retrieved 2026-10-10. Counts include major disaster (DR) declarations with hurricane, flood, severe storm, tropical storm, fire, tornado, coastal storm, winter or ice storm, mudslide and dam/levee incident types.

After a fire: soot, smoke and the bosque nearby
The bosque along the Rio Grande is a cottonwood forest, and the county's 2000 forest fire declaration shows that dry-season fire is a regional concern. Smoke from outdoor fires can drift into homes, while an indoor kitchen or heater fire leaves soot on walls, ceilings and inside ductwork.
Restoration firms commonly remove burned debris, clean soot using methods matched to each surface, and treat odor in fabrics and HVAC systems. Visit smoke damage cleanup for an overview.
Storm runoff, ditches and flood cleanup
Runoff in the metro area is channeled through arroyos and concrete channels toward the Rio Grande. In the valley, heavy rain can pool on flat lots and along irrigation ditches. Federal declarations in 2004 and 2013 for storms and flooding covered the whole county, so they don't single out specific streets.
Treat floodwater as contaminated. Crews generally pull out soaked flooring and lower drywall, disinfect and dry the framing. Our flood cleanup and storm water damage restoration pages go further for valley homeowners.
Mold risks in a dry valley
Low humidity dries open surfaces fast, yet water trapped under floors or behind cabinets after a leak can stay put long enough to feed mold. Adobe and stucco walls that soak up moisture may also take a while to dry out.
EPA guidance recommends hiring an experienced professional for mold covering more than about 10 square feet. Containment and HEPA air scrubbing are standard. See our mold remediation explainer.
What to do first in the South Valley
- For fire, injuries, gas odors or rising water, call 911 and move to safety.
- Never cross flowing water in a ditch, arroyo or road.
- Shut off power at the breaker only if the panel is dry and you can reach it safely.
- Photograph the damage room by room and keep receipts for emergency purchases. Policies differ widely, so confirm with your agent or insurance company before assuming a claim will be paid.
- For county services, visit Bernalillo County.

South Valley restoration FAQs
When is monsoon season in the South Valley?
Around Albuquerque, the monsoon usually runs from July into early September, with July and August the wettest months. Storms tend to be brief but heavy, so check your roof and gutters before summer.
Is the South Valley part of Albuquerque?
No. It is an unincorporated census-designated place in Bernalillo County, though Albuquerque borders it on several sides. A 2010 vote to incorporate failed, so many services come from the county.
Do the irrigation ditches raise my flood risk?
Ditches and drains such as the Los Padillas Drain carry water through the valley, and heavy rain can pool on flat ground nearby. Check FEMA's flood maps for your address and ask your insurer about flood coverage.
How cold do South Valley winters get?
The local weather station has recorded lows down to -5°F, and freezing nights are common in winter. Insulate exposed pipes and disconnect garden hoses before the first hard freeze.
