Newnan storm, water and fire damage: finding a restoration contractor

Newnan, the Coweta County seat since 1828, is known for its antebellum homes and, since March 2021, for surviving one of the strongest tornadoes to hit Georgia in decades.

Contractor fastening new drywall during repairs after water damage

Newnan came through the Civil War largely intact, so its streets still hold antebellum houses alongside early 20th-century homes designed by local architect Kennon Perry and newer subdivisions toward I-85. Old plaster walls, tall ceilings and decades-old roofs behave differently from modern construction when water or smoke gets inside.

Fire & Water Energy does not do restoration work; it is a referral service. Call (866) 937-3230 and we will try to connect you with an independent restoration contractor serving Newnan and Coweta County. Each contractor sets its own pricing and availability. Our how it works page and referral disclosure explain the details.

The 2021 EF4 and Coweta County's storm record

Shortly after midnight during the late-March 2021 outbreak, a tornado that began in Heard County entered western Newnan and reached low-end EF4 strength, with preliminary winds near 170 mph. Its path ran more than 38 miles and widened to 1,850 yards on the southwest side of town. Large new homes on Fairview Drive and Arlington Court were leveled, every building at Newnan High School was damaged, and power poles were snapped downtown.

Coweta County has also been part of FEMA declarations for severe storms and flooding (2009), the 2011 storms, tornadoes and straight-line winds, a 2014 winter storm, Hurricane Irma (2017) and the 2021 storms and tornadoes (DR-4600). The city averages about 52 inches of rain a year at roughly 971 feet elevation.

Water damage restoration for Newnan's older and newer homes

In historic houses, aging supply lines, cast-iron drains and worn roof flashing are frequent leak sources, and water can wick into plaster and original wood floors. Newer homes near the interstate more often see failed water heater connections, washing machine hoses and AC condensate overflows during humid summers. Light snow averages about 2 inches a year, but cold snaps can still freeze pipes.

A thorough contractor will measure moisture, extract water, and dry materials carefully, especially historic finishes that do not tolerate aggressive demolition. Learn about water damage restoration and ceiling water damage repair.

Federal disaster declarations that included Coweta County

FEMA records show Coweta County was included in 5 major disaster declarations for weather or fire events from 2000 through 2026 (3 severe storm, 1 hurricane, 1 severe ice storm, by FEMA incident type). Declarations are made at the county level, so they do not mean every neighborhood in Newnan was affected. The most recent:

  • 2021 – Severe Storms and Tornadoes (DR-4600)
  • 2017 – Hurricane Irma (DR-4338)
  • 2014 – Severe Winter Storm (DR-4165)
  • 2011 – Severe Storms, Tornadoes, Straight-line Winds, and Associated Flooding (DR-1973)
  • 2009 – Severe Storms and Flooding (DR-1858)

Soot and smoke in historic interiors

Older homes often have fireplaces, original wiring and open wall cavities that let smoke travel between floors. Ornate trim, plaster and antique furnishings need gentle, surface-specific cleaning rather than a one-size approach.

Fire restoration firms commonly document contents, remove charred debris, clean soot according to its type and deodorize structural materials. Both fire damage restoration and soot removal are covered in more depth elsewhere on this site.

Tornado, wind and storm water cleanup

The 2021 storm snapped and uprooted many large trees, some onto homes, and peeled roofs and walls from houses in several neighborhoods. When a roof is open, rain quickly ruins insulation, drywall and flooring, so tarping is usually the first priority.

Contractors offering storm damage cleanup typically handle board-up, debris removal and drying, then coordinate rebuilding through property damage reconstruction. Treat floodwater that enters from outside as contaminated.

Mold after roof and plumbing leaks

Summers here average around 79°F with high humidity, so wet materials can grow mold within a couple of days, especially after a storm leaves a home without power or with an open roof.

According to EPA guidance, homeowners can often clean mold patches smaller than about 10 square feet once the moisture is fixed. Larger areas, HVAC contamination or health concerns call for a professional. Our mold removal page explains containment and testing.

Newnan restoration FAQs

How strong was the 2021 Newnan tornado?

It was rated low-end EF4, with preliminary winds near 170 mph, and was the first EF4 in Georgia since 2011. It traveled more than 38 miles and was up to 1,850 yards wide near Newnan. One indirect death was reported.

Can a historic Newnan house be dried without tearing out plaster?

Often, yes, depending on how long it was wet and what kind of water was involved. Contractors may use targeted drying and moisture monitoring to save original materials. Ask about their experience with older homes before work begins.

Does Coweta County get FEMA disaster declarations?

Yes. Since 2000, Coweta has been included in five, including the 2021 severe storms and tornadoes (DR-4600) and the 2011 storms and tornadoes. Declarations apply countywide and do not confirm damage at any specific address.
